Washington is a new town built from the 1960s onwards, divided into numbered villages like Fatfield, Concord, Biddick and Albany, mostly NE38 postcodes. The housing stock is overwhelmingly 1960s and 70s build, with a lot of link-detached and semi-detached properties on open-plan estates. We get a steady mix of lockouts, lock upgrades and composite door repairs out here. It's about 15 to 20 minutes from central Sunderland, depending on which village we're heading to.
Most of our Washington calls come from the numbered village estates where original 1970s UPVC and timber doors are still common, particularly around Biddick, Blackfell and Donwell. We come in via the A195 or cut through on the A1231 depending on which district needs us. The Washington Highway network is actually useful once you're on it. The main thing we notice is how many properties here still have basic Yale nightlatches as their only lock, which is genuinely not enough on a semi in a quiet cul-de-sac.
Most common Washington jobs
- Lockouts on link-detached semis, response typically 18-25 minutes from central Sunderland
- Replacing worn-out UPVC multipoint lock mechanisms on 1990s estate doors across Concord and Columbia
- Anti-snap cylinder upgrades after a break-in attempt reported in the neighbourhood, common on Blackfell and Donwell
- Composite door lock repairs and barrel changes on newer builds around the Stephenson and Albany districts
- Yale nightlatch replacements with a proper BS3621 deadlock, often a first-time upgrade for older residents
- Lost key call-outs after school runs or shift work, particularly around the Nissan plant shift change times
