When one lost key becomes a bigger problem
For a homeowner, a lost key is an inconvenience. For a landlord with six HMO rooms in Millfield or a shop manager on a Sunderland city centre retail parade, it can mean a genuine security gap and a serious headache. Tenants move on. Staff turn over. Keys get copied without anyone keeping track. Before long, you've no real idea who holds access to your property, and that's not a comfortable position to be in.
It's the same story for small business owners. An office or warehouse might have had the same cylinders since before your current staff arrived. That's not unusual, but it's worth thinking about.
What we actually do for commercial customers and landlords
We've been working with Sunderland businesses and landlords since 2014, covering everything from independent shops in Roker and Southwick to larger HMO portfolios spread across SR4 and SR5. The work varies a lot, but the most common jobs are these.
End-of-tenancy lock changes. This is bread-and-butter work for us. A new cylinder goes in, the landlord gets the keys, and there's no question of an old tenant still having access. We can turn these around quickly, often same day, which matters when there's a new tenant waiting.
Master key suites. If you're managing multiple rooms or units, a properly designed suite means you carry one key while each occupant has their own. We use restricted keyways on many of these installs, so keys can only be cut by us, not knocked up at a high-street key bar. That matters for ongoing security.
Fire-exit and panic hardware. We fit BS EN 1125 push-bar and BS EN 179 push-pad devices to commercial doors. These aren't decorative. They're functional life-safety hardware, and fitting them correctly matters. We'll advise on the right product for your door type and use.
Account customers. If you're a letting agent, a property management company, or a business with ongoing needs, we're happy to set up an account. It keeps things simple when you need work done across several sites in Seaham, Houghton-le-Spring, or anywhere else we cover.
Price and timing
Commercial locksmith pricing depends on the job. A straightforward end-of-tenancy cylinder swap is labour plus parts plus VAT, and we'll give you a figure over the phone before anyone turns up. Master key suites involve more planning and the price reflects that, but we quote honestly upfront rather than loading extra costs on the day.
For urgent callouts, we aim to reach most Sunderland addresses within an hour, though we'll always tell you an accurate window when you call. Non-urgent work like suite design or planned hardware upgrades can be booked in at a time that suits you.
If you're not sure what your property needs, call us on 0191 349 6413. A five-minute conversation usually tells us enough to point you in the right direction.
